RULES & REGULATIONS

CHETOLA PROPERTY OWNERS ASSOCIATION

 

 

 

            1.      No renter shall play upon any musical instrument, or operate a phonograph, television, radio, or sound amplifier in his unit in such a manner as to disturb or annoy other occupants of the condominium.  All parties shall lower the volume by 11:00 PM.

 

            2.           Strict observance of all speed limits is vital to insure everyone’s.safety and parking must be limited to the areas designated and is not permitted on the shoulders or grassed areas. All vehicles large and small are not permitted to drive on the grassy area at the resort.

 

 

           3.             No animals or pets of any kind shall be kept in any unit or brought on to any property of the condominium. 

 

 

            4.     No cooking, charcoal grilling, or fires of any kind shall be permitted on any patio, deck, balcony, or entryway, nor on the limited common elements nor on the condominium property, except in such areas as already designated. ALL Oasis Clubs and Units choosing to grill or prepare food outside must be identified and Chetolas staff will approve the area for cooking and supply the necessary drop cloth for cookers.

 

           

CARE OF EXTERIOR

 

            1.         Each occupant is to refrain from all actions, which would be detrimental to the condition or appearance of the exterior of the unit or any other part of the property.  No garbage cans or other objects shall be placed on the patios, decks, balconies or entryways, nor shall any linens, towels, cloths, clothing, curtains, rugs, mops, or laundry of any kind, or other articles be shaken, swept, hung, or thrown from any of the windows, doors, patios, decks, balconies or entryways, or exposed on any part of the limited common elements or common elements; and the limited common elements and common elements shall be kept free and clear of refuse, debris, and other unsightly material.  Limited common elements, as described in the Declaration, are those areas and facilities, which serve a particular unit exclusively such as the balcony and entryway of a particular unit.

 

            2.         The sidewalks, walkways, entrances, and all of the limited common elements and common elements must not be obstructed or encumbered or used for any purpose (excluding patios, decks, and balconies) other than to ingress to and egress from the premises.

 

            3.         No clothesline or similar device shall be permitted on any portion of the condominium property.

 

            4.         No sign, advertisement, notice, or other lettering shall be exhibited, displayed, inscribed, painted, or affixed in, on, or upon any part of the condominium unit, limited common elements or condominium property by any unit owner or occupancy without written permission of the board.

 

            5.         No awning, canopy, flag, shelter, or other projection shall be attached to or placed upon the outside walls or doors or roof of a unit or building without the consent of the management company.  Patios, decks, or balconies may not be enclosed nor anything affixed to the walls or railings within such patios, decks, and balconies without the consent of the management company.

 

6.                  No owner shall make use of the Limited Common Area around any unit for the

purpose of vehicle maintenance i.e. vehicle washing and oil changing.  Any unattended storage of a vehicle must have the approval of the management company.

 

 

OCCUPANCY

 

Rental unit occupancy shall be limited as follows:

 

                        (a) One bedroom efficiency--four persons;

                        (b) One bedroom unit--four persons;

                        (c) Two bedroom unit--six persons;

                        (d) Three bedroom unit--eight persons;

                        (e) Four bedroom unit--ten persons;

                                   

SAFETY RULES

 

            1.         No unit owner shall make or permit any disturbing noises by himself, his family, or guests, nor do or permit anything by such persons that will interfere with the rights, comforts, or convenience of the unit owners.  No unit owner shall play upon any musical instrument, or operate a phonograph, television, radio, or sound amplifier in his unit in such a manner as to disturb or annoy other occupants of the condominium.  All parties shall lower the volume by 11:00 PM.

 

            2.         Strict observance of all speed limits is vital to insure everyone’s safety and parking must be limited to the areas designated and is not permitted on the shoulders or grassed areas.  No vehicle, which cannot operate on its own power, shall remain on the condominium premises for more than seventy-two hours, and no repair of vehicles shall be made on the condominium premises.

 

            3.         No animals or pets of any kind shall be kept in any unit or brought on to any property of the condominium.  Violation of this provision by any owner will result in a fine of $200.00 per day.

 

            4.         No cooking, charcoal grilling, or fires of any kind shall be permitted on any patio, deck, balcony, or entryway, nor on the limited common elements nor on the condominium property, except in such areas as already designated.

 

            5.         No flammable, combustible, or explosive fluid, chemical, or substance shall be kept in any unit or limited common element except such as is required for normal household use.

 

            6.         No unit owner, his family or guests shall store or leave boats, trailers, motor homes, recreational vehicles, and the like on the condominium property.

 

            7.         Refuse and bagged garbage shall be deposited only in the areas provided therefore.

 

            8.         Owners and their guests will be responsible for the conduct of their children, and children will not be permitted to play in the common areas, halls, or stairways except in areas designated for such purpose.
